Welcome to this dedicated project website, where you can learn more about the final proposals for the renovation of The Railway Hotel, and redevelopment of the land known as the Forumside site, to the rear.
Edgware Limited invites you to view and comment on its final planning proposals for the redevelopment of vacant, brownfield land at The Railway Hotel, via this website. We will be hosting our final public consultation, which will include two in-person drop-in public exhibitions. The first public consultation took place in September. The second and final consultation will take place between 3rd and 23rd November.
The exhibitions will be hosted at Shishukunj Bhavan, 25–27 High Street, Edgware HA8 7EE on:

The Project Team
The project is being led by Edgware Limited, a Special Purpose Vehicle (SPV) created and managed by local developers and investors. Its mission is to revitalise the Railway Hotel and deliver substantial local benefits, including new housing, commercial spaces, job creation, and broader economic uplift.

The landscaping strategy aims to create a clear plot structure respecting the historical layout, with a hierarchy of spaces and key routes. It includes active ground floor commercial uses, reinforced ecological corridors, smaller pocket parks, and podium gardens.
The site is well-connected by public transport and road networks. The plans promote walking, cycling, and public transport, with minimised private car parking and provisions for disabled parking and car clubs.
The commercial and retail spaces are designed to complement, not rival, existing high street offerings. The spaces will be flexible to adapt to current and future retail trends, ensuring a vibrant community.

Charles Wright Ltd. establishes factory on site.
By the 1920’s
Charles Wright Ltd known as Wright & Sons series of factory buildings had been built on the site.
1931-2
Railway Hotel built.
1972
Wright & Sons factory ceases operation on the site.
1992
Some factory buildings remain on site. These are gradually removed over the years.
2003
The Railway Hotel Grade II listed by Historic England.
2006
The Railway Hotel closes.
2013
The Railway Hotel was added to the "Historic England's Heritage at Risk Register"
2016
Fire breaks out in the Railway Hotel.
2021
Second fire breaks out in the Railway Hotel.
2025
Edgware Limited invite the local community to view proposals for the Railway Hotel and regeneration of the Forumside.
