Masterplan and Character Areas
The proposals intend to deliver c.520 new homes. Additionally, co-living accommodation for c.200 private studio-flats will include communal amenities and facilities, such as flexible workspace, gym, and other high-quality shared spaces. The design of the scheme has been further refined to enable residents to see what the scheme is likely to look.
The development will enable a breath of fresh air in Edgware, incorporating new character areas that blend with the existing urban fabric.
Building Heights and Massing
The proposals include the creation of five new buildings, of various heights. These buildings will be lower in height than the tallest buildings on Ballymore’s proposed. The proposed massing has been carefully considered throughout design development to respect the neighbouring existing buildings and residents, and most notably contribute positively to the historic character of the Railway Hotel, the refurbishment of which this development is intended to fund and promote.
Mindful of the special significance of the Railway Hotel, we carried out extensive consultation on the building to include Historic England. They reviewed our massing proposals and were able to support the scheme which will likely facilitate the removal of the Railway Hotel from their Heritage at Risk Register.
Architectural approach
The architectural approach establishes a distinct identity and creates a unique look and feel, while still fitting in with the local area and integrating with the approved regeneration of the Broadwalk Shopping Centre. The residential development takes inspiration from the style of buildings in Edgware’s 1920s and 1930s “Metro-land” era, to ensure it is familiar and respectful to its surroundings. The buildings will have a warm brick exterior with a neat, repeating pattern of windows. There will be eye-catching details at the top and bottom of the buildings, whilst parts of the site will include standout landmark features to help create a sense of place and make it easy to identify different areas of the new development.
Materiality: Look and Feel
We believe it is important that the materials use contribute positively to the existing and future character of Edgware, accord with both the feel of the local area, and to recognise the rich heritage of the Railway Hotel.
A material palette inspired by neighbouring buildings to the East and West will be used – creating a coherent townscape. This will include traditional bricks with red and brown tones, complemented with either red or white mortar joints.
The facades will be articulated and sensitively composed, with inset and projecting balconies, crafted brick detailing and expressive building bases, to add visual interest and variety.
